To support its global operations, Mapletree has established an extensive network of offices in these countries.<br><br><strong>The Role<br><br></strong>This position will be responsible for the full spectrum of finance functions in accordance with statutory requirements, company policies and procedures for our Student Housing and Multifamily Assets.<br><br><strong>Job Responsibilities<br><br></strong><ul><li>Review of financial statement prepared by outsourced service providers (GAAP) and supporting schedules for accuracy and completeness.</li><li>Prepare monthly IFRS financial statement for group consolidation (prior IFRS preferred but not required; on-job training/mentoring will be provided).</li><li>Prepare intercompany reconciliation, ensure all inter-company transactions are properly recorded.</li><li>Review of yearly budget submitted by asset management team, bi-annual forecast.</li><li>Review monthly actual vs budget variance analysis prepared by asset management team.</li><li>Prepare monthly flux analysis (MTM income statement analysis).</li><li>Calculate and review recovery ratio (OPEX recovery ratio) for assigned portfolio and communicate with respective asset manager if ratio is not in line with lease agreement.</li><li>Prepare cash flow forecast for assigned portfolio and propose need for additional funding needed to cover operating expense.</li><li>Quarterly lender, investor and REIT compliance reporting.</li><li>Ensure all payment requests comply to the Delegation of Authority and Policies and process payments timely and accurately.</li><li>Act as a liaison between US and headquarters’ counterparts in Singapore as well as to communicate with many levels of Senior Management.<br><br><br></li></ul><strong>Job Requirements<br><br></strong><ul><li>CPA/CA qualification and/or Degree in Accounting/Finance/Economics.</li><li>2+ years’ relevant hands-on experience.</li><li>Proficient in MS Excel.</li><li>Able to communicate in local language to communicate with local stakeholders and English to liaise with Headquarters in Singapore.</li><li>Experience with SAP system would be advantageous.</li><li>Responsible, meticulous, analytical, organized and able to work independently in a fast-paced environment.<br><br><br></li></ul>Compensation Data<br><br>$80,000 - $90,000<br><br>This range is a good faith estimate provided pursuant to the indicated state’s Pay Transparency Law. It is based on what a successful applicant, in the state of hire, might be paid and assumes that the successful candidate will be performing the role from the indicated state of hire. Similar positions located outside the indicated state will not necessarily receive the same compensation. Actual pay rates may vary from the range, as permitted by the Pay Transparency Law enacted in the state of hire. Compensation offers are based on a wide range of factors including previous work experience, specific industry experience, relevant skills, training and, where applicable, certifications and licenses obtained. Market and organizational factors are also considered.
